Why Is My Driveway Pooling Water?
A driveway pools water for one of four reasons: it was poured flat or pitched the wrong way, the base settled and left a low spot, the apron sits higher than the slab, or the surface has scaled into shallow dishes. Standing water on a driveway is the single most common complaint in Lake County concrete reviews, and it is almost never a concrete problem. It is a grading problem, a base problem, or an edge problem, and each one has a different fix. This guide walks through how to tell them apart with a tape measure, a level, and a garden hose, and what each one costs to correct.
The Four Causes, In Order Of How Often We See Them

Cause One: Pitch
Concrete does not drain because it is smooth. It drains because it slopes. The industry minimum for a driveway is 1/8 inch of fall per foot, which is a 1 percent grade, and a good pour is closer to 1/4 inch per foot where the lot allows. Below that, the small ridges and dips that every hand finish leaves behind are enough to hold water.
Pitch problems come from two places. The first is a crew that set forms to the existing grade instead of a string line, which copies whatever the old driveway did. The second is a lot that slopes toward the house. On a lot like that, the driveway has to be pitched to a side yard or a trench drain, and a contractor who only knows how to slope toward the street will build a swimming pool at your garage door.
How to check it. Lay a 4-foot level on the slab with one end toward the house. Lift the low end until the bubble centers and measure the gap. Half an inch of gap over 4 feet is 1/8 inch per foot, the minimum. Less than that, or a bubble that reads toward the house, is a pitch problem. Then run a hose at the top of the driveway for five minutes and watch where the water goes; it should leave the slab without stopping anywhere.
Cause Two: Base Settlement
A driveway poured on raw clay, on backfill from the foundation dig, or on stone that was dumped but never compacted will settle, and it settles unevenly. Lake County is a glacial lake bed: the inland neighborhoods in Mentor, Willoughby, Concord and Painesville sit on heavy clay that holds water and moves with every freeze, and the lakefront streets in Eastlake, Willowick, Mentor-on-the-Lake and Fairport Harbor sit on sand with a high water table that drains fast and shifts. Neither is a base. Both need compacted stone on top.
Settlement shows up as one section lower than the rest, usually the one that carries the most weight or sits over the worst soil. A crack often runs along the boundary because the slab could not bridge the gap. Puddles in a settled section are deeper and more sharply defined than pitch puddles.
How to check it. Lay a straightedge or a taut string across the joint between the low section and its neighbor. A step of 1/4 inch or more means settlement. Look for a crack that follows the edge of the puddle.
Fix options. If the base has finished moving, which is more likely on a driveway 15 years old than 3, the section can be lifted with polyurethane foam injection or mudjacking for a few hundred dollars per section. If it is still moving, lifting is a temporary fix. Replacement with a 4-inch compacted stone base, 6 inches over clay, is the permanent one, and it is what we do on every job.
Cause Three: The Apron And Edges
Water that makes it all the way down the driveway and then stops at the street is an edge problem. Common versions: the city replaced the curb or resurfaced the road and the new edge sits above your apron; the apron settled and the driveway now drains into a trough at the sidewalk; or a previous contractor feathered new concrete over the old and left a lip.
Cities in Lake County treat the apron differently from the driveway. The apron sits in the public right-of-way, which is why Mentor, Willoughby, and the other municipalities require a separate right-of-way permit for it, and why it is poured at 6 inches instead of 5. Any driveway replacement should include a look at the apron and the sidewalk crossing, because a new driveway pitched perfectly into an old, high apron will pool at the bottom.
How to check it. Puddles are at the street end only. A straightedge across the apron-to-driveway joint shows the apron higher.
Fix options. Grinding a small lip is a half-day job. A settled or high apron is replaced as its own section, permit included.
Cause Four: Scaling
Scaling is the top 1/16 to 1/4 inch of the slab flaking away, leaving rough patches that collect water. It happens when concrete without enough air entrainment goes through freeze-thaw cycles, when a crew finishes the surface while bleed water is still on it, or when de-icing salt is used in the first winter. The puddles are small and scattered rather than in one low area.
Scaling is a symptom of the mix or the finishing, not the grade, and it gets worse every winter. A resurfacing overlay can buy a few years. The honest answer for a badly scaled driveway is replacement with an air-entrained mix, which is why every pour we do is 4,000 psi with 5 to 7 percent entrained air.
What Pooling Does Over Time
Water on the surface saturates the pores; water under the slab saturates the base. Both freeze. Surface water causes scaling and pop-outs. Base water causes heaving in January and settling in April, which is the cycle that turns a hairline crack into a trip hazard. A puddle that appears in year one is the first link in a chain that ends in replacement, which is the reason we chase grade harder than anything else on the job.
What A Correct Driveway Looks Like
On our jobs the grade is set with a string line before the truck arrives, at a minimum of 1/8 inch per foot away from the house, on 4 inches of compacted limestone. The apron is 6 inches thick and tied to the sidewalk elevation the city set. When the pour is finished we run a hose on it with you standing there, because the only proof that a driveway drains is water leaving it. How much slope should a driveway have?
At least 1/8 inch per foot away from the house, which is 1 percent. We pour at 1/8 to 1/4 inch per foot depending on the lot. Under 1/8 inch, surface tension and small finishing dips are enough to hold water.
Can a pooling driveway be fixed without replacing it?
Sometimes. A section that settled on a stable base can be lifted with polyurethane foam or mudjacking. A slab poured with the wrong pitch, or one sitting on clay that keeps moving, cannot be fixed and is better replaced with a compacted stone base.
Does pooling water actually damage concrete?
Yes, in a freeze-thaw climate. Water in the surface pores expands about 9 percent when it freezes, and standing water keeps those pores saturated. That is what causes scaling and pop-outs, and water under the slab is what causes heaving.
